Slowly there is movement in the housing market!

The housing market in 9 points
  1. House prices in December 2024 were up significantly from a year earlier (+10.3%), but ... they did drop slightly from November (-0.76%).
  2. All of 2024 went fast: each month prices increased by 0.7% to 1.4%. Except for December, when house prices fell slightly.
  3. Buying a house? On average, you now pay €483,000. In 144 municipalities even above €500,000. There seems to be no end in sight here.
  4. New construction is priced slightly friendlier: €470,000. And good news: that amount has been fairly stable for two years.
  5. More buyers succeeded: in the fourth quarter, 43,000 homes went over the counter, up 19%. Over all 2024, nearly 145,000.
  6. There was finally some movement in the market: 13,000 more homes sold in 2024 than in 2023. That gives hope.
  7. Deciding quickly remains necessary. On average, a house is sold within 27 days.
  8. Prices continue to rise. This quarter, the average price went up by €9,000 (+2.5%).
  9. In 71% of the houses, bids were higher than the asking price. That's a lot, but the increase is leveling off.

Clearly, there is movement in the market.

There is still work to be done (housing market), but it is positive that supply in the market seems to be increasing.

We expect house prices to continue to rise in 2025, but less sharply than in 2024.

So, if you want to buy a home, opportunities are opening up because of lower interest rates and growing supply. Interest rates are currently creeping back up. So don't wait too long to buy a house!
