THE STEPS during a home buying process. Before our clients' dreams are realized, a lot goes into the process. But what exactly are the steps in a purchase process:
– First, the housing criteria are reviewed. This then involves looking at the house with a critical eye.
– The house is being viewed. Our client with rose-colored glasses, because buying a house should also be fun. In doing so, listen to your feelings.
We advise based on such factors as layout, maintenance, defects and possible legal snags.
– Then comes the consideration; do our clients want to proceed on the property or not? Will an offer be made soon? If in doubt, don't do it! Of course we are a coach and sparring partner in this and offer an advisory role.
– The house is analyzed (desk research) and an estimate of the potential market value is made by our purchase consultant.
- Then there should be a strategic proposal, where terms and acceptance period are as important as the offer. Given the high level of competition, these days it's all about the details.
– The proposal is submitted. Nowadays frequently through a bidding process and a digital bidding system.
– Is there a deal? Then the purchase agreement should be drawn up and verified.
